What do Architects do?

Architects don’t build buildings. Architects design buildings.

(Contractors build them.)

Architects help their clients visualize their ideas before they’re built. Architects draw floor plans, 3D models, and draw building permit plans.

Architects coordinate the building systems.

They don’t just draw plans, they design in 3D, considering the structural components (how will this thing stand up?), the mechanical system (how can we heat and cool it?), the energy efficiency, sustainability, electrical and plumbing systems, lighting, insulation, waterproofing, and the list goes on. And we also make the building look good.

All these systems are essential when designing a building. When you’re not thinking about the building holistically, and you’re only thinking about a floor plan, problems arise during permitting and construction.

Architects assemble drawings needed to get a permit

…and assist clients with submitting the extensive documentation required for permit. At BLAINE architects, we submit our drawings for permit and respond to the city comments and resubmit right up until approval, no matter how long it takes.

Architects are responsible for code compliance.

We work really hard to develop our CAD standards to show code compliance, and architects keep up on code changes, which helps our clients get through the permitting process faster and more efficiently.
